Tricon Residential in Houston FAQs

Here are some answers to the most common questions renters have about our properties and services:

Who Can Qualify to Rent a Home in Houston?

Anyone 18 or older can rent a home so long as they have a completed rental application. We don’t accept co-signers or guarantors, and any felony convictions or poor credit histories may result in the rejection of your application.

How Do I Arrange an In-Person Home Tour With Tricon Residential?

When you find a property that interests you, contact a Tricon Residential leasing agent to schedule a self-tour or an agent-guided tour. You can also inquire about upcoming open houses.

Does the Application Process Include Fees?

There is a non-refundable $55 application fee. Additionally, you must provide a $250 holding fee, which we will use to reserve your rental. Upon approval, we’ll apply the holding fee to your first month’s rent.

How Much Is the Security Deposit?

Our security deposit amounts differ based on the home and the applicant’s rental risk. We’ll calculate your rental risk by looking at your credit history, debt-to-credit ratio, and other factors. Typically, security deposits range from one month’s rent to one-and-a-half month’s rent. Want to learn more about renting with Tricon Residential? Explore our FAQs page here.

Overview of Rental Homes & Houston Living

The Houston rental market falls lower than the national average of $1,536 per month, making it highly competitive. More renters lead to higher rent prices throughout the region. But Tricon Residential offers affordable living options that help keep the cost of living down. In general, Houston offers a good quality of life with warmer seasons and thriving commercial growth. You’ll discover a wide range of dining, entertainment, and shopping opportunities.

Things to Do in Houston

After you find a Tricon Residential home in Houston, you’ll turn your attention to enjoying your life. Here are a few suggestions:

Top Houston Restaurants

Cochinita & Co., located at 5920 Lawndale Street, offers modern updates to traditional Mexican dishes, such as cochinita pibil and tamales, among others. They serve breakfast until 11:00 a.m. Street to Kitchen, at 3401 Harrisburg Boulevard, serves up authentic Thai dishes that include Massaman curry and shrimp pad Thai. Heading downtown, you can find Nancy’s Hustle at 2704 Polk Street. It offers everything from griddle cakes to cheeseburgers. Stop by in the evening for beer and cocktails.

Exciting Attractions in Houston

Thrill seekers will have fun working their way out of The Escape Game, which offers two locations in CityCentre and The Galleria. If you’re looking for more physical activity, consider visiting the Home Run Dugout in nearby Katy. Beyond these examples, you’ll find plenty of parks, museums, shopping centers, and more simply by exploring the city.

Houston School Districts

There are plenty of highly-rated schools in the Houston area. Field Elementary School, at 703 East 17th Street, and River Oaks Elementary School, at 2008 Kirby Drive, both earned exceptional ratings for their K-8 curriculum. Carnegie Vanguard High School, at 1501 Taft Street, and Kerr High School, at 8150 Howell Sugarland Road, both excelled in rankings for test scores and equity. There are also several Houston private schools with exceptional records for student progress, equity, and test performance. Some of these include the Solon Junior Academy, Village Montessori School, and The Arbor School.

Houston Nightlife

The Owl, located at 2221 West Alabama Street, offers the typical neighborhood bar experience. They have a happy hour five days a week that runs from 4:00 p.m. to 9:00 p.m., and animal lovers will appreciate that the bar is dog-friendly. There’s also The Craft Beer Cellar Houston, found at 907 Franklin Street, which (true to its name) exclusively serves unique craft beers. Management is always searching for new and interesting craft beers to add to their menu, so when you’re feeling adventurous, there’s no better place to go for a frosty drink. As you learn more about Houston, you’ll discover more nightlife to enjoy. From venues offering live entertainment to cozy pubs, you can find an experience to suit any taste.
