Is renter’s insurance required?
Yes. All Tricon residents are required to have renter’s insurance throughout their lease. This enhanced protection helps safeguard you and your belongings in the event of accidents like fire, water damage, or theft.
Please review your lease for additional information regarding the renter’s insurance requirements.
What are my options for meeting the insurance requirement?
You have two simple options:
- Use our enhanced LeaseTrack program (you’ll be automatically enrolled unless you submit third-party proof by July 15).
- Submit proof of your own third-party renter’s insurance that meets Tricon’s requirements.

What is LeaseTrack?
LeaseTrack is Tricon’s trusted partner for managing renter’s insurance compliance. They ensure you stay covered and help track policy updates as part of our commitment to your resident experience.
What is the Enhanced Tricon Renter’s Insurance Program?
It’s a comprehensive, low-cost insurance program through LeaseTrack that meets your lease requirements and now includes enhanced coverage with both personal liability and personal property protection for greater peace of mind.
How do I enroll in LeaseTrack?
You’ll be enrolled automatically if you don’t submit proof of third-party insurance by July 15, 2025. No action is required unless you prefer to use your own provider.
Coverage Details
What does the LeaseTrack plan cover?
- $100,000 of personal liability coverage
- $10,000 of personal property coverage (covers your valuable belongings like furniture, electronics, clothing, and other personal items)
- Comprehensive protection for events including: Fire, Lightning, Windstorm, Burglary, Explosion, Smoke, Vandalism, Hail, Artificial Electrical Current, Water Damage, Weight of Ice/Snow/Sleet, and Falling Objects*
What’s included in personal property coverage?
Your personal belongings—including electronics, furniture, clothing, and other valuables—are covered if they’re damaged, lost, or stolen due to eligible events. This enhanced protection gives you up to $10,000 in coverage for what matters most to you.
Who handles claims?
Claims are managed by American National Insurance Company adjusters.

What’s included in personal property coverage?

What’s the deductible?
Deductibles range from $250–$1,000, depending on the type of damage or loss.
Can I increase my coverage limits?
Yes. If you want to increase your coverage beyond what the enhanced LeaseTrack plan provides, please contact them at 800.430.8075.
Third-Party Insurance Option
Can I use a different insurance provider?
Yes. You’re welcome to choose your own renter’s insurance provider if the policy meets the lease requirements.
You must submit proof of your own third-party renter’s insurance that meets Tricon’s requirements by July 15.
What do I need to submit?
Your policy declarations page must include:

- Your property address
- Policy number
- Policy start and end dates
- At least $100,000 in personal liability coverage
Where do I upload my third-party insurance proof?

Is there a deadline to submit?
Please refer to communications sent by Tricon and/or LeaseTrack for deadlines to submit.
What happens if I don’t submit proof by the deadline?
You’ll be automatically enrolled in the LeaseTrack program and the monthly insurance fee will be added to your monthly rent.
What happens if my third-party policy lapses or is canceled?
If your coverage ends and no new proof is submitted, you’ll be enrolled in LeaseTrack and charged the corresponding fee for any non-compliant month.
Payments and Billing
How much does the LeaseTrack plan cost?
- $19.95/month if you’re on a renewed Tricon lease
- If you’re still on an older lease, your current POPIC rate will remain in place until your lease renews
How will I be billed?
Your monthly renter’s insurance fee will be included with your rent and shown on your payment ledger.
When will I be charged?
The fee will be added to your rent beginning July 28, 2025, unless you submit approved third-party coverage before July 15, 2025.
