What have residents told Tricon needed to improve, and what has changed?

Residents have shared feedback about various areas that could be improved, including maintenance communication, repair follow-up, payment transaction fees, and ways to reach Tricon. Tricon reviews this feedback regularly and uses it to improve how residents request service, receive updates, understand payment options, and connect with our teams.

•   Maintenance Communication

Sometimes, residents may want clearer updates after submitting a maintenance request, especially for urgent issues or repairs that require more than one visit. In response, Tricon is improving how maintenance requests are created and classified through resident support channels and the Tricon Resident App. This helps:

  • Identify urgent repairs earlier

  • Explain what happens after a work order is created

  • Provide clearer status updates throughout the repair process

•  Repair Follow-Up

Some residents have shared that a repair may be marked complete before the issue feels fully resolved. To address this, Tricon is adding more follow-up steps at the end of the maintenance process. These include:

  • Resident satisfaction check-ins before a technician leaves the home

  • Post-service surveys after a work order is completed.

If a resident says the issue is still not resolved, Tricon can follow up directly to review the concern and determine what additional action is needed.

• Third-Party Payment Transaction Fees

Some residents have shared feedback about transaction fees when making payments. As is common with electronic payment processing, certain payment methods may carry transaction fees charged by third-party payment processors. Tricon is committed to:

  • Displaying these fees clearly upfront

  • Simplifying the process for setting up zero-fee payment options, such as ACH bank transfers.

•  More Ways to Reach Tricon

Residents have shared feedback about wanting more convenient ways to connect with Tricon. In response, Tricon has expanded its resident support channels to include:

  • SMS

  • Email

Tricon is committed to giving residents more flexibility in how they reach our teams and get the support they need.

Recent operational improvements have shown a decline in maintenance-related complaints and escalations. Tricon has also improved maintenance efficiency by helping teams complete more repairs and serve more homes each day, which supports faster follow-up and a better resident experience over time.

How does Tricon listen to and act on resident feedback?

Tricon collects and reviews resident feedback across the resident journey to understand where the experience is working well, identify areas for improvement, and determine when direct follow-up may be needed. Feedback comes through surveys, online reviews, support interactions, maintenance follow-ups, and communication through the Tricon Resident App, spanning home search, application, move-in, rent payment, maintenance, support calls, renewals, and move-out.

•  Surveys and Public Reviews

Tricon uses resident surveys and public review platforms to understand where the experience is working well and where residents are raising concerns. This includes feedback shared through:

  • Resident Surveys: Tricon receives more than 5,000 completed resident surveys each month across 12 points throughout the resident journey, using measures like Net Promoter Score (NPS) and other key metrics to track resident sentiment and identify opportunities for improvement over time.

  • Public Review Platforms: Tricon reviews feedback shared through Google reviews, Better Business Bureau (BBB) reviews, and other public review channels.

•  Support and Maintenance Feedback

Tricon also reviews feedback from:

  • Resident support calls

  • Maintenance visits

  • Work order follow-ups

  • Resident App interactions

These channels help identify service issues, communication gaps, and repairs that may need additional attention.

•  Direct Follow-Up

When feedback shows that a resident’s issue may not be fully resolved, Tricon can follow up directly to better understand the concern and determine what action is needed. Feedback is also reviewed for opportunities to more broadly improve service, process, or communication experiences.

•  Service Improvements

Resident feedback has helped shape several recent improvements, including:

  • Clearer maintenance communication

  • Post-service repair follow-ups

  • Better visibility into payment transaction fees

  • Easier setup for zero-fee payment options

  • Continued enhancements to communication through the Resident App, including chat

How do single-family rentals help with housing affordability?

Contrary to popular belief, single-family rentals can support housing affordability by adding housing choice and supply, especially for households that want single-family living but are not ready or able to buy. Housing affordability is a national issue, and one of the core challenges is supply. The U.S. faces an estimated 4–5 million home shortfall after years of housing supply not keeping pace with population growth.¹

•  Renting Compared with Owning

In most U.S. cities, renting a single-family home costs 30–40% less than owning a comparable home when mortgage payments, property taxes, insurance, maintenance, and other ownership expenses are included.² For many households, single-family rentals offer:

  • More space than a traditional apartment

  • Access to neighborhoods near schools and employment opportunities

  • Flexibility while saving toward future homeownership

•  Additional Housing Supply

Build-to-rent communities have become an important source of new housing, contributing to nearly 10% of all new single-family home starts in the U.S.³

  • Tricon has a pipeline of 5,500 new rental community homes delivered or under development nationwide

  • These communities create additional housing options for families seeking single-family living without the costs of homeownership

• Pathways to Homeownership

Through Tricon Vantage, eligible residents may access programs that support financial well-being and future homeownership. These include:

  • Credit Builder Program: Reports eligible on-time rent payments to help build credit history

  • Financial Literacy Program: Offers coaching and education through financial wellness partners

  • Resident Home Purchase Program: Gives qualifying residents the first opportunity to purchase their Tricon home if it is offered for sale

  • Down Payment Assistance: Provides eligible residents with $5,000 toward the purchase of a home

Single-family rentals are an important part of the housing continuum. They give households another way to access the benefits of single-family living while maintaining flexibility and, for some residents, working toward future homeownership.

Tricon’s approach is built around out-caring: going above and beyond to help residents feel valued, supported, and at home. That standard shows up in how Tricon delivers service, defines resident commitments, supports financial well-being, and selects neighborhoods.

•   Out-Caring as a Service Standard

Tricon defines service around out-caring, which means noticing what others might miss, acting before being asked, and following through when a resident needs support.

  • In maintenance, that standard shows up in how teams prioritize issues, look beyond the immediate repair when something else may need attention, explain next steps clearly, and work to resolve issues.

  • More than 80% of maintenance requests are resolved on the first visit.*

•  Resident Bill of Rights

Tricon has introduced an industry-leading Bill of Rights for residents, the first of its kind among single-family rental housing providers, with nine defined commitments related to:

  • Housing stability

  • Fee transparency

  • Fair notice

  • Renewals

  • Pathways to homeownership

These commitments include advance notice for lease renewal offers and rent adjustments, renewal opportunities for eligible residents, fees disclosed before lease signing, and housing protections if a home is not move-in ready or becomes temporarily unlivable.
