How can I tour a Tricon home?

Tricon offers several flexible ways to tour our homes, including virtual tours and in-person self-tours.

To schedule a self-tour:

1. Visit the home’s listing page on the Tricon website.
2. Click the “Self-Tour” button to begin.
3. Complete the quick online registration and ID verification.
4. Follow the on-screen instructions to start your tour.

Self-tours are typically available 7 days a week from 7 a.m. to 7 p.m.

Once you complete your initial verification, your tour access remains active for up to 30 days, so you can schedule additional self-tours without needing to complete verification again during that period.

Can I schedule a guided tour with a Tricon team member?

At this time, agent-led tours are not available in all markets.

Instead, most available Tricon homes can be toured through a self-guided tour. You can also view virtual tours from many home listing pages.

Can I attend an open house?

Open houses may be available for select Tricon homes when scheduled.

If an open house is available, the date and time will appear on the home’s listing page. You can follow the instructions on the listing to register or learn more.

If no open house is listed, you can explore other touring options, including virtual tours and self-tours.

What does “Coming Soon” mean on a Tricon listing?

“Coming Soon” means the home is not ready for in-person self-touring yet.

A home may be listed as Coming Soon because it is still occupied, under construction, or being prepared for a future move-in. You can usually view available photos, floor plans, or a virtual tour from the listing page.

Depending on the home, you may also be able to apply before self-tours open through Tricon’s Pre-Lease Guarantee. If you prefer to wait, you can request to be notified when tours become available from the listing page.

How far in advance should I start searching for a Tricon home?

We recommend starting your search when you are ready to apply and move within the availability window shown on the home’s listing.

For rent-ready homes, Tricon can typically hold an approved home for up to 10 days after approval. Your holding deposit removes the home from the market during that period and is applied toward your total move-in costs.

If your move-in date is farther out, you may want to wait or explore other available homes that better match your timeline.

Does Tricon allow pets?

Yes. Tricon homes are pet-friendly and accept most dogs, cats, birds, small caged mammals, and fish, with certain exclusions, costs, and limitations.

Aquariums are allowed up to 20 gallons and require proof of insurance for the full lease term.

Verified service and emotional support animals are permitted with valid documentation, and pet fees are waived.

How many pets can I have in a Tricon home?

Each Tricon home may have up to two pets. This includes both resident and visiting animals.

The combined weight of all pets must not exceed 150 pounds, and no single pet may weigh more than 85 pounds. Aquariums are allowed up to 20 gallons and require proof of insurance.

Breed and animal-type restrictions may apply.

What are Tricon’s breed restrictions?

Some dog breeds, including mixes, are restricted.

What is the pet fee?

A one-time pet fee of $300 per pet is required.

The pet fee is non-refundable and helps cover the cost of adding your pet to the lease and accounting for normal pet-related wear and tear.

Pet fees are not charged in CA, CO, OR, WA, or WI. Pet fees are also waived for verified service and emotional support animals.

Is there monthly pet rent?

Yes. Monthly pet rent is $44 per month, per pet.

In Colorado, monthly pet rent is $35 per month, per pet.

Monthly pet rent is waived for verified service and emotional support animals.

What documentation is needed for a service or emotional support animal?

To request approval for a service or emotional support animal, you will need to submit a Reasonable Accommodation Request for an Assistance Animal.

Tricon may ask you to provide reliable documentation from a qualified, licensed physician or health care professional showing that you have a disability-related need for an assistance animal.

Please note:

• Online certificates: Documentation purchased online from providers that do not have a reliable verification of disability, therapeutic relationship, or need for an assistance animal may not be accepted.
• Fees: Pet fees do not apply to verified service or emotional support animals.
• Resident responsibility: Assistance animals must remain under your control, be properly licensed and vaccinated, and residents are responsible for any damage caused by the animal.

How do I find out if a Tricon home is in an HOA?

If a Tricon home is located within a Homeowners Association, or HOA, this information should be listed in the home’s listing details.

You can also review the lease materials or contact Tricon at 844-874-2661 for help confirming whether a specific home is part of an HOA.

How do HOAs work when I rent a Tricon home?

If your home is located within an HOA, Tricon pays the monthly HOA dues and serves as your primary point of contact with the association, so you do not interact directly with the HOA for routine matters.

While Tricon manages the HOA relationship, residents are responsible for following the HOA’s rules and community standards. These commonly include requirements related to:

• Landscaping and yard maintenance
• Driveway and sidewalk condition
• Exterior appearance of the home
• Parking in approved areas only
• Keeping trash, personal items, and decorations in compliance with community guidelines

How can I avoid rental scams?

To help avoid rental scams, only use Tricon’s official website and approved application process when searching for or applying for a Tricon home.

Please keep these guidelines in mind:

• Official Website: Apply only through triconhomes.com or an approved Tricon application link.
• Payment Requests: Never send money through a wire transfer, payment app, gift card, or personal account.
• Personal Information: Never share personal information unless you are using Tricon’s official application process.
• Listing Verification: Confirm that the home is listed on Tricon’s website before submitting payment or documents.
