What does Tricon review when I apply to rent a home?

To qualify for a Tricon home, each applicant goes through Tricon’s standard screening process.

As part of that process, Tricon may review:

• Credit and background history: A consumer credit report, public record search, and/or background screening may be completed.
• Rental history: Tricon may review your prior rental history, including payment history and landlord references.
• Income verification: Applicants must provide documentation showing that household income meets Tricon’s qualifying criteria.
• Application documents: Applicants may need to provide a completed application, application fee, refundable holding deposit, income verification, rental history, and government-issued identification.

All applicants 18 years of age or older must complete an application and meet Tricon’s screening criteria.

Does Tricon require a minimum credit score to rent a home?

Tricon does not have a specific minimum credit score requirement. Instead, each application is reviewed based on the full credit profile, including payment history, open lines of credit, overall credit behavior, and other screening criteria used to determine eligibility and security deposit requirements.

What credit agency does Tricon use for rental applications?

Tricon uses TransUnion to evaluate credit information during the rental application process.

If the credit information used in your screening doesn't look right, you can contact TransUnion directly at (800) 230-9376 or turssdispute@transunion.com to request a copy of your report and dispute any inaccuracies.

What is considered in a criminal background screening?

As part of the application process, Tricon may conduct a criminal background screening for applicants who are 18 years of age or older.

The screening may consider certain felony convictions or deferred judgments, including weapons-related felony convictions or deferred judgments within the past 3 years and other felony convictions or deferred judgments within the past 7 years.

The screening does not consider:

• Arrests or charges: Arrests or charges that did not result in a conviction
• Misdemeanors: Misdemeanor offenses
• Cleared or changed convictions: Expunged, reversed, or pardoned convictions
• Pending retrial matters: Convictions with new trials ordered but not held
• Juvenile records: Sealed juvenile records
• Supervision status: Probation or parole status

If your screening report identifies a covered felony, you may be able to request a second look by submitting your screening report and any supplemental information within 7 business days. Tricon will review the information through an individualized assessment.

Will a past eviction affect my application?

A past eviction does not automatically mean your application will be denied.

Each application is reviewed individually as part of Tricon’s standard screening process. When reviewing an application, Tricon may consider several factors, including credit history, rental history, income verification, and other screening criteria.
