How do I apply for a Tricon home?

To apply for a Tricon home, start from the home’s listing page on the Tricon website and follow these steps:

1. Click the “Apply Now” button.
2. Select your preferred move-in date.
3. Select your lease term.
4. Review the pricing details shown for your selections.
5. Click “Apply.”

You’ll then be taken into the application portal, where you can select “Start Application” to begin.

Please note: During the application, you’ll add any other adults (18+) who will live in the home as co-applicants. Each co-applicant will be invited to complete their portion of the application and must use a unique email address.

You’ll also be prompted to pay the application fee (per adult applicant) and a refundable holding deposit for the home, and to submit any required documentation within 24 hours so our team can begin processing your application.

Can multiple people apply to live in the same Tricon home?

Yes. All adults who will live in the home must be added to the application as co-applicants.

Adults who are 18 years of age or older must complete the required screening and be listed on the lease if the household is approved. Minor occupants should be listed as occupants, but they do not need to complete screening or pay an application fee.

Adding all adult co-applicants during the application process helps avoid delays and ensures the household is reviewed together.

What documents do I need to apply for a Tricon home?

To apply for a Tricon home, each adult applicant will need to complete the online application and provide the required application information.

This may include:

• Rental history: Verifiable rental history, typically going back two years.
• Identification: Two forms of government-issued identification, including one photo ID. Examples may include a driver’s license, state-issued ID card, Social Security card, Resident Alien Card, ITIN, or official passport.
• Income verification: Documents showing that your household income meets Tricon’s qualifying criteria. Examples may include recent pay stubs, tax documents, bank statements, award letters, financial aid documents, or other proof of income, depending on your income source.

You may be asked to provide additional documents based on your application, location, or source of income. Required documents should be submitted within 24 hours so Tricon can begin processing your application.

How do I verify income if I am self-employed?

If you are self-employed, you’ll need to submit documentation that verifies your income during the rental application process.

This includes:

• Your most recent 1099 form or a current business license or contract showing your pay, and
• Three months of recent bank statements (personal or business).

Does Tricon accept housing assistance or Section 8?

Tricon welcomes applicants with housing assistance, including programs such as Section 8, in communities where local or state laws provide source-of-income protections.

What does Tricon review when I apply to rent a home?

To qualify for a Tricon home, each applicant goes through Tricon’s standard screening process.

As part of that process, Tricon may review:

• Credit and background history: A consumer credit report, public record search, and/or background screening may be completed.
• Rental history: Tricon may review your prior rental history, including payment history and landlord references.
• Income verification: Applicants must provide documentation showing that household income meets Tricon’s qualifying criteria.
• Application documents: Applicants may need to provide a completed application, application fee, refundable holding deposit, income verification, rental history, and government-issued identification.

All applicants 18 years of age or older must complete an application and meet Tricon’s screening criteria.

Does Tricon require a minimum credit score to rent a home?

Tricon does not have a specific minimum credit score requirement. Instead, each application is reviewed based on the full credit profile, including payment history, open lines of credit, overall credit behavior, and other screening criteria used to determine eligibility and security deposit requirements.

What credit agency does Tricon use for rental applications?

Tricon uses TransUnion to evaluate credit information during the rental application process.

If the credit information used in your screening doesn't look right, you can contact TransUnion directly at (800) 230-9376 or turssdispute@transunion.com to request a copy of your report and dispute any inaccuracies.

What is considered in a criminal background screening?

As part of the application process, Tricon may conduct a criminal background screening for applicants who are 18 years of age or older.

The screening may consider certain felony convictions or deferred judgments, including weapons-related felony convictions or deferred judgments within the past 3 years and other felony convictions or deferred judgments within the past 7 years.

The screening does not consider:

• Arrests or charges: Arrests or charges that did not result in a conviction
• Misdemeanors: Misdemeanor offenses
• Cleared or changed convictions: Expunged, reversed, or pardoned convictions
• Pending retrial matters: Convictions with new trials ordered but not held
• Juvenile records: Sealed juvenile records
• Supervision status: Probation or parole status

If your screening report identifies a covered felony, you may be able to request a second look by submitting your screening report and any supplemental information within 7 business days. Tricon will review the information through an individualized assessment.

Will a past eviction affect my application?

A past eviction does not automatically mean your application will be denied.

Each application is reviewed individually as part of Tricon’s standard screening process. When reviewing an application, Tricon may consider several factors, including credit history, rental history, income verification, and other screening criteria.

Because every situation is different, the best next step is to submit your application so it can be reviewed based on the full details of your household.

What payments are due when I apply for a Tricon home?

When you apply for a Tricon home, you’ll be prompted to pay an application fee of $55 or less per adult applicant, depending on the state, and a $250 refundable holding deposit for the home.

The refundable holding deposit removes the home from the market while your application is being processed. If your application is approved and you move in, the $250 holding deposit is applied toward your total move-in costs.

If your application is denied, the refundable holding deposit will be refunded, typically within 1-3 business days. If your application is approved and you choose not to move in, Tricon may retain the holding deposit.

What is the holding deposit?

The holding deposit is a $250 payment made when you apply for a Tricon home.

This deposit temporarily removes the home from the market while your application is being processed. If your application is approved and you move in, the holding deposit is credited toward your total move-in costs.

Is the holding deposit refundable?

The holding deposit may be refundable depending on the outcome of your application.

Here’s how it works:

• If your application is approved and you move in: The $250 holding deposit is credited toward your total move-in costs.
• If your application is denied: The holding deposit is refunded.
• If your application is approved and you choose not to move in or transfer to another home: Tricon may retain the holding deposit.

How long does it take for a Tricon application to be processed?

In most cases, Tricon applications are processed within 24–72 hours after all required documents are submitted. You will typically receive a decision within 24 hours of completing your file.

Screening does not begin until all required documentation (such as ID, income, and rental history) is received, and these documents must be submitted within 24 hours of applying. If documents are missing, processing may be delayed or the application may be canceled.

You can check your application status at any time by returning to the home’s listing page and following these steps:

1. Click “Apply Now”
2. Click “Apply”
3. Sign in with your email and password
4. Select “Check the status of your application”

My application was denied. What happens next?

If your application is denied, the refundable holding deposit will be refunded, typically within 1-3 business days.

Application screening is completed by a third-party screening provider. If your application is denied, you will receive a notice with next steps.

That notice will explain how to:

• Request your screening report: Contact the screening provider to request a copy of the report used in your application review.
• Dispute incorrect information: Work directly with the screening provider if you believe the report includes inaccurate or incomplete information.

My application was approved. What happens next?

Once your application is approved, Tricon will contact you to confirm important details, such as occupants, pets, and your move-in date. Your lease package will then be generated and sent to you electronically.

Here’s what happens next:

1. Sign your lease within 48 hours:
You’ll typically have up to 48 hours to review and sign your lease online once it is sent.

2. Pay your security deposit within 48 hours:
Your full security deposit is typically due within 48 hours after you sign your lease. In some locations, you may choose a Deposit Waiver, which allows you to pay a smaller monthly amount instead of a traditional deposit.

3. Complete remaining move-in payments at least 72 hours before move-in:
This may include your first month’s rent, prorated rent, applicable fees, or other required move-in funds.

4. Review any applicable fees:
Your required move-in amounts may include your $250 holding deposit, which is credited toward your total move-in costs if your application is approved and you move in. Other fees may include a one-time new resident onboarding fee, pet fees, or other applicable charges.

All required amounts and due dates will be listed in your lease summary once your application is approved.

Once your lease is signed and required payments are complete, Tricon will share next steps for your move-in.
