When is rent due?
Rent is due on the 1st of each month.
In most states, a standard grace period applies before a late fee is applied. Grace period rules may vary by location, so please refer to your lease for details.
How can I pay rent?
You have several ways to pay your rent:
• Online through the Tricon Resident App: Make one-time payments or set up automatic monthly payments using your bank account or a debit/credit card. Bank account payments are free, and small processing fees may apply to card payments.
• Cash at participating retailers: Use the Walk-In Payment System (WIPS) at participating retailers, such as Walmart and Kroger. A small service fee applies, and payments typically post within 24 hours.
• Flex: Flex allows you to split your rent into two payments each month for added budget flexibility.
• Certified funds by mail: Mail a money order or cashier's check to Tricon. Please include your name and property address.
Cash is only accepted through WIPS. Tricon does not accept wire transfers or payment apps such as Venmo or Zelle.
How do I set up automatic rent payments?
You can set up automatic rent payments through the Tricon Resident App.
To set up Auto-Pay:
1. Log in to the Tricon Resident App.
2. Select the Auto-Pay Setup tab.
3. Choose your payment account, start date, and pay date.
4. Review the terms and select Set Up Auto-Pay.
Can I pay rent in cash?
Yes. Cash rent payments are accepted through the Walk-In Payment System, or WIPS, at participating retailers such as Walmart and Kroger.
To pay rent through WIPS:
1. Call our team at 844-874-2661 to get your WIPS account number.
2. Visit a participating WIPS retailer. Click here to locate one.
3. Provide your WIPS account number or barcode at checkout.
4. Pay the amount due in cash.
5. Keep your receipt for your records.
A small service fee applies, and payments typically post within 24 hours.
Cash is only accepted through WIPS. Tricon does not accept cash by mail or in person at a Tricon office.
Where do I send a cashier’s check or money order for rent?
If you pay rent by cashier’s check or money order, please include your name and property address with your payment.

Are mailed rent payments on time if they are postmarked before the grace period ends?
No. A mailed payment is not considered on time based on the postmark date.
To be considered on time, your payment must be received before the applicable grace period ends. Late fees and grace periods may vary by location, and late fees apply after the grace period ends.
Why am I unable to make a rent payment?
If you are unable to make a rent payment online, your account may be restricted because of multiple returned payments or a prior payment issue.
While your online payment access is restricted, you may still be able to make a payment using:
• WIPS: Walk-In Payment System
• Certified funds by mail: Cashier’s check or money order
In some cases, the restriction may be reviewed if the returned payment was caused by a bank or processing error. You may be asked to provide documentation from your bank.

What is an NSF charge?
An NSF, or Non-Sufficient Funds, charge is a fee added to your account when a payment is returned by your bank because there were not enough funds available to complete the payment.
A replacement payment will be required within a limited timeframe to avoid additional account action.
What happens if I have multiple returned payments?
Residents are allowed a maximum of two NSF, or Non-Sufficient Funds, occurrences.
After a second NSF occurrence, online payment access is restricted for 12 months from the date of the second NSF. During that time, payments must be made using certified funds or WIPS.

What options are available if my SSI or government benefit payment arrives after the rent due date?
If your income arrives after the 1st, let our team know as early as you can.
