When is rent due?

Rent is due on the 1st of each month.

In most states, a standard grace period applies before a late fee is applied. Grace period rules may vary by location, so please refer to your lease for details.

How can I pay rent?

You have several ways to pay your rent:

• Online through the Tricon Resident App: Make one-time payments or set up automatic monthly payments using your bank account or a debit/credit card. Bank account payments are free, and small processing fees may apply to card payments.
• Cash at participating retailers: Use the Walk-In Payment System (WIPS) at participating retailers, such as Walmart and Kroger. A small service fee applies, and payments typically post within 24 hours.
• Flex: Flex allows you to split your rent into two payments each month for added budget flexibility.
• Certified funds by mail: Mail a money order or cashier's check to Tricon. Please include your name and property address.

Cash is only accepted through WIPS. Tricon does not accept wire transfers or payment apps such as Venmo or Zelle.

How do I set up automatic rent payments?

You can set up automatic rent payments through the Tricon Resident App.

To set up Auto-Pay:

1. Log in to the Tricon Resident App.
2. Select the Auto-Pay Setup tab.
3. Choose your payment account, start date, and pay date.
4. Review the terms and select Set Up Auto-Pay.

Can I pay rent in cash?

Yes. Cash rent payments are accepted through the Walk-In Payment System, or WIPS, at participating retailers such as Walmart and Kroger.

To pay rent through WIPS:

1. Call our team at 844-874-2661 to get your WIPS account number.
2. Visit a participating WIPS retailer. Click here to locate one.
3. Provide your WIPS account number or barcode at checkout.
4. Pay the amount due in cash.
5. Keep your receipt for your records.

A small service fee applies, and payments typically post within 24 hours.

Cash is only accepted through WIPS. Tricon does not accept cash by mail or in person at a Tricon office.

Where do I send a cashier’s check or money order for rent?

If you pay rent by cashier’s check or money order, please include your name and property address with your payment.

Are mailed rent payments on time if they are postmarked before the grace period ends?

No. A mailed payment is not considered on time based on the postmark date.

To be considered on time, your payment must be received before the applicable grace period ends. Late fees and grace periods may vary by location, and late fees apply after the grace period ends.

Why am I unable to make a rent payment?

If you are unable to make a rent payment online, your account may be restricted because of multiple returned payments or a prior payment issue.

While your online payment access is restricted, you may still be able to make a payment using:

• WIPS: Walk-In Payment System
• Certified funds by mail: Cashier’s check or money order

In some cases, the restriction may be reviewed if the returned payment was caused by a bank or processing error. You may be asked to provide documentation from your bank.

What is an NSF charge?

An NSF, or Non-Sufficient Funds, charge is a fee added to your account when a payment is returned by your bank because there were not enough funds available to complete the payment.

A replacement payment will be required within a limited timeframe to avoid additional account action.

What happens if I have multiple returned payments?

Residents are allowed a maximum of two NSF, or Non-Sufficient Funds, occurrences.

After a second NSF occurrence, online payment access is restricted for 12 months from the date of the second NSF. During that time, payments must be made using certified funds or WIPS.

What options are available if my SSI or government benefit payment arrives after the rent due date?

If your income arrives after the 1st, let our team know as early as you can.

Depending on your situation, we may be able to work out a payment arrangement or apply a one-time courtesy late fee waiver so the timing doesn't count against you. You can reach a member of our team at 844-874-2661 to talk through your options.

What is Tricon’s Credit Builder Program?

Tricon’s Credit Builder Program helps eligible residents build positive credit history by reporting on-time rent payments to the major credit bureaus: Experian, TransUnion, and Equifax.

The program is offered through Tricon’s partner, RentTrack. For most residents, participation is automatic and does not require any extra steps.

There is no cost to participate, late or missed rent payments are not reported, and residents can opt out at any time.

Why am I being charged for utilities?

You may be charged for utilities if a utility has not been transferred into your name, if the utility is billed through Tricon, or if your lease requires certain utility costs to be billed to your account.

If eligible utilities are not transferred into your name by the required deadline, a Failure to Transfer Fee may also be charged to your account until the transfer is completed.

If you recently completed the utility transfer, please allow time for processing and verification. Account updates and fee adjustments may take time to appear after the transfer is complete.

Do I have to pay HOA dues?

No. If your Tricon home is located within an HOA, Tricon pays the monthly HOA dues.

Residents are still responsible for following the HOA’s rules and community standards. If an HOA violation is not resolved after notice, any associated fines or cure costs may be charged to your resident ledger.

What happens if there is an HOA violation?

If an HOA issue arises, Tricon’s Property Compliance team works directly with the HOA and will notify you if any corrections are needed.

If the issue is not resolved after notice, Tricon may correct the issue on your behalf. Any associated HOA fines or cure costs may be charged to your resident ledger, which could result in late fees or additional consequences if left unpaid.

What Smart Home features are included in my Tricon home?

At select Tricon homes, the Smart Home package may include features such as:

• Video doorbells: To view activity at your front door
• Smart locks: To monitor entry activity
• Smart thermostats
• Leak detection sensors and a front door sensor

Specific features vary by home.

You can monitor and manage these features through the Tricon Resident App or the resident web portal.

How do I connect my Smart Home system to my Wi-Fi?

You can connect your Smart Home system to Wi-Fi through the Tricon Resident App or the resident web portal.

To connect to Wi-Fi:

1. Open the Smart Home section.
2. Tap or click the "Controller Connection Status" box.
3. Select or scan for your Wi-Fi network.
4. Enter your Wi-Fi password.
5. Tap or click Connect.
6. Once the system connects successfully, you’ll receive a success notification. Tap or click "Close" to complete the setup.

Please make sure your phone is connected to the same Wi-Fi network as your Smart Home controller before connecting the system.

Can I lock and unlock my front door from my phone?

Yes. If your Tricon home includes smart lock technology, you can lock and unlock your front door using the Tricon Resident App or the resident web portal.

You can also view recent lock activity and manage access directly from the app or portal.

Can I create a door access code?

Yes. If your home has Tricon’s Smart Lock technology, you can create, change, and delete door access codes directly from the Tricon Resident App or the resident web portal.

You can set up codes for yourself, family members, or guests and manage them at any time.

To create a door code in the Tricon Resident App:

1. Log in to the Tricon Resident App.
2. Tap the Smart Home icon.
3. Select your door lock and tap the three dots for more options.
4. Tap "Add Code."
5. Enter a name and choose a 4–8 digit code.
6. Tap "Create Code."

Once added, you can use that code to unlock your front door.

Can I create a temporary door access code?

Yes. If your home has Tricon’s Smart Lock technology, you can create time-limited access codes for guests, cleaners, or deliveries.

You choose the start and end date and time, and the code automatically stops working after that window. You can delete or update codes at any time, and the system keeps a record of when each code is used.

Can I control my thermostat from my phone?

Yes. If your home has Tricon Smart Home technology, you can control and adjust the temperature in your home remotely using the Tricon Resident App or the resident web portal.

You can also create automated temperature schedules for added comfort and energy efficiency.

How does the leak detection feature work?

If your home has a leak detection sensor, the sensor will trigger an alert event when water is detected.

You can view and manage leak detection alerts through the Smart Home section of the Tricon Resident App or resident web portal.

Who do I contact for Smart Home issues or questions?

If your Smart Home features are not working as expected, Tricon can help with setup or troubleshooting.

If you are at home and available, please call Tricon at 844-874-2661 so a member of our team can help troubleshoot. If further support is needed, we can help submit a maintenance request and schedule follow-up.

Who should I contact if I need help with my internet service?

For help with setup, equipment, or service issues, please call 844-874-2661 and say “Bulk Internet.”

Can I add high-speed internet to my home mid-lease?

Yes. If your home is eligible, you can enroll in high-speed internet at any time during your lease.

To get started:

1. Log into the Resident App and navigate to the “Offers” section
2. Select the High-Speed Internet offer
3. Click “Add to Lease” and review the charges
4. Click “Confirm” to submit your request
5. Once confirmed, a lease amendment will be available for all leaseholders to review and sign.

Alternatively, you can click here to enroll through Onboard’s website.

What happens after I enroll in high-speed internet?

Once you enroll, you’ll receive next steps from Onboard via email to activate your service and ship your equipment.

If installation is needed, you’ll be contacted to schedule an appointment.

If I add high-speed internet to my lease, when will I see the charge?

You’ll see your first charge in the month your service is active. This amount will be adjusted (prorated) based on your activation date, so you’re only charged for the days that high-speed internet is active in your home that month.

A full monthly charge will begin the following month.

What if I already have internet service with another provider?

You can enroll even if you currently have service with another provider.

You may choose to keep or cancel your existing service based on your needs. You may also be eligible for cancellation fee reimbursement, which can be requested through your Onboard resident dashboard when you create your account.

What if I currently pay less for internet service?

If you pay a lower rate with another provider and enroll in the High-Speed Internet program as a current resident, you are eligible for price matching for the remainder of your lease term.

To request a price match, complete your enrollment with Onboard and submit a copy of your current provider's invoice through your Onboard resident dashboard.

Can I remove the internet service after enrolling?

Once enrolled, High-Speed Internet is intended to remain on your account through the end of your lease term.

If you have a specific reason you need to remove the service, please contact our team at 844-874-2661 so we can review your request.

If my home doesn’t include a washer and dryer, can I still add the package?

Yes. If your home is eligible, you can add a washer and dryer to your lease at any time.

To get started, log into the Tricon Resident App and go to the “Offers” section. If available for your home, you will see the washer and dryer option there.

Select the offer and follow the prompts to review the monthly cost and add it to your lease. Once the lease addendum is signed by all leaseholders, our team will contact you to schedule installation, which typically takes place within two weeks, subject to availability and scheduling.

If I add a washer and dryer to my lease, when will I see the charge?

You’ll see your first charge in the month your washer and dryer are installed. This amount will be adjusted (prorated) based on your installation date, so you’re only charged for the days the appliances are in your home that month. 

A full monthly charge will begin the following month.

Can I opt out of, replace, or use my own washer and dryer instead?

If your home includes a washer and dryer, they are part of the home and must remain in place for the duration of your lease.

How do I get maintenance support with my washer and dryer?

Simply submit a maintenance request through the Tricon Resident App or call 844-874-2661, and our team will take care of the rest.

What is Air Filter Delivery?

Air Filter Delivery is an optional service that provides air filters for your home on a recurring schedule. Filters are delivered directly to your door so you can replace them to ensure higher quality air for you and your family, and also to ensure you remain in compliance with your lease.

Is the Air Filter Delivery service required?

Air Filter Delivery is an optional service. In accordance with your lease, you are responsible for replacing your home's air filter regularly, generally every 3 months, to keep your HVAC system running well. You can choose to source and replace filters yourself, or enroll in Air Filter Delivery for added convenience.

How much does Air Filter Delivery cost?

The service is $10 per month and includes quarterly filter deliveries.

Can I opt in to the Air Filter Delivery service at any time?

Yes. If your home is eligible, you can request to enroll in Air Filter Delivery at any time.

To get started:

1. Log into the Resident App and navigate to the “Offers” section
2. Select the Air Filter Delivery offer
3. Click “Add to Lease” and review the charges
4. Click “Confirm” to submit your request

Once confirmed, a lease amendment will be available for all leaseholders to review and sign.

If I add Air Filter Delivery to my lease, when will I see my first charge?

You’ll see your first charge on your ledger in the month following enrollment. This amount may be adjusted (prorated) based on your enrollment date, so you’re only charged for the days you are enrolled that month.

A full monthly charge will begin the following month.

When will I receive my air filters?

Your first delivery will arrive a few weeks after enrollment. After that, air filters are generally delivered every three months.

Do I need to be home to receive my air filters?

No. Air filters are delivered directly to your door or mailbox and do not require a signature.

How will I know when my filter ships?

You will receive a delivery notification with tracking information when your air filter is on the way.

When should I install my filter?

You should install your air filter as soon as you receive it. Deliveries are scheduled to align with the recommended replacement timing.

How do I install the filter?

Each delivery includes simple, step-by-step instructions. You are responsible for installing the air filter when it arrives, in line with the resident responsibilities under your lease.

What if Tricon doesn’t know my air filter size?

We do our best to collect air filter sizes for all homes. In some cases, a size may not yet be on file.

If this happens, our third-party provider, Second Nature, will contact you and help you confirm the correct size for your home.

How do I update my air filter size?

To update your air filter size, email residenthelp@secondnature.com.

Your account will typically be updated within 24 hours.

How can I check the shipment status of my air filter?

For questions about your air filter shipment, please call 844-874-2661 and say “Air Filters.”

You can also email residenthelp@secondnature.com.

What if my new air filter doesn’t fit?

If your new air filter does not fit, confirm the correct size by checking the dimensions printed on your current filter or by measuring it.

Once you have confirmed the correct size, please contact Second Nature at residenthelp@secondnature.com so they can update your account and arrange for a replacement.

Who do I contact with questions about Air Filter Delivery?

What is the Fence Installation Program?

The Fence Installation Program gives eligible residents the opportunity to add a professionally installed perimeter fence to their backyard.

The program is offered as a monthly add-on to your lease for $125/month.

Why is Tricon offering the Fence Installation Program?

Based on resident feedback, the Fence Installation Program is designed to give eligible residents a simple way to add more privacy and outdoor functionality to their backyard.

Is the Fence Installation Program available at all Tricon homes?

No. The Fence Installation Program is only available at select eligible homes.

Eligibility is based on factors such as property characteristics, local requirements, and HOA guidelines, where applicable. Participating residents must also meet certain eligibility requirements.

Is participation in the Fence Installation Program required?

No. Participation in the Fence Installation Program is optional.

If the offer is available for your home and you decide not to enroll, no action is required and no changes will be made to your lease.

Is this Fence Installation Program the same as an HOA-required or Tricon-required fence installation?

No. The Fence Installation Program is a resident-requested upgrade.

If your home requires a fence because of HOA rules, local requirements, or property conditions, that process is handled separately.

How do I know if I’m eligible for the Fence Installation Program?

If your home is eligible, you may receive an offer by email or through the Tricon Resident App. You can also log in to the Tricon Resident App and visit the “Offers” section to see whether this program is available for your home.

Final enrollment remains subject to review, including property qualification, any required approvals, and confirmation that your account is eligible and in good standing.

How do I sign up for the Fence Installation Program?

To sign up, log in to the Tricon Resident App and navigate to the “Offers” section.

If the Fence Installation Program is available for your home, select the offer and follow the prompts to review the monthly fee and lease addendum.

Once all leaseholders sign the lease addendum, Tricon will begin the approval and installation process.

What is the lease addendum for?

The lease addendum adds the $125 monthly fee to your lease and outlines the program terms and conditions.

The addendum also confirms that the fence is a permanent improvement that will remain with the home.

Can I cancel the Fence Installation Program after signing the lease addendum?

Because the fence is a permanent improvement to the home, the monthly fee becomes part of your lease terms and cannot be removed after the lease addendum is signed.

My home already has a fence. Can I still sign up for the Fence Installation Program?

No. The Fence Installation Program is designed for eligible homes that do not currently have an exterior fence.

How much does the Fence Installation Program cost?

The program costs $125 per month.

The monthly fee remains fixed at renewal, as outlined in the lease addendum.

Is there an upfront cost or deposit for the Fence Installation Program?

No. There is no upfront cost or deposit required to participate, outside of the $125 monthly fee.

When do charges for the Fence Installation Program begin?

Your monthly fee is scheduled to begin approximately two months after your lease addendum is signed (three months for homes in an HOA).

This gives Tricon time to complete the survey, obtain any required approvals, and coordinate installation.

What happens if fence installation is not complete before charges begin?

If fence installation is not complete by the time your monthly charge begins, a credit will be applied to your account for any period when you were charged before the fence was fully installed.

How long does the monthly fee for the Fence Installation Program apply?

Once the fee begins, the $125 monthly fee remains part of your lease terms for as long as you remain in the home, including any renewal terms, as outlined in the lease addendum.

What happens to the monthly fee for the Fence Installation Program when I move out?

The monthly fence fee ends when you move out, and the fence will remain with the home as a permanent improvement.

What type of fence will be installed?

Fence style and materials are selected based on your home, neighborhood, and any applicable HOA or code requirements.

In most cases, this may be a wood privacy fence, though materials may vary by community.

Where will the fence be installed?

The Fence Installation Program is for a perimeter fence around the backyard.

The exact placement will depend on your property layout, survey results, and any applicable HOA or code requirements.

Can I choose the fence color, height, or style?

Tricon determines the appropriate fence style, height, color, and materials based on property needs, community standards, and any applicable HOA or code requirements.

How long does the fence installation process take?

The full process generally takes approximately 2–4 months after your lease addendum is signed, but timing may vary based on survey completion required approvals, contractor availability, weather and other factors.

Does my HOA need to approve the fence?

If HOA approval is required, Tricon will handle the approval process on your behalf.

You do not need to contact your HOA directly.

What if my HOA or local code requirements prevent fence installation?

In some communities, HOA or code guidelines may prevent a fence from being installed at your home, or fence installation may be impractical or too costly after further inspection.

If that applies to your home, we’ll let you know as soon as possible. Your enrollment will not move forward, and you will not be charged.

Do I need to be home for fence installation?

No. You do not need to be home for the plat survey or full installation.

The installation team will confirm timing and any access needs with you before work begins.

Who is responsible for maintaining the fence?

The Tricon team is responsible for structural maintenance and repairs.

Residents are responsible for keeping the fence clean, including regular power washing where required by an HOA or community guidelines.

What should I do if the fence is damaged?

Please submit a maintenance request through the Tricon Resident App or call (844) 874-2661.

Damage from normal wear and weather will be covered by Tricon.

Damage caused by residents, occupants, guests, or pets may be the resident’s financial responsibility.
