Lease Signing
How do I sign my lease agreement?
Once your application is approved, Tricon will email the lease to each adult on the lease using Dropbox Sign. Each person must use their own unique email address and follow the prompts in the email to review and sign electronically.
All parties are required to sign the lease within 48 hours of it being sent. If the lease is not fully signed within that time, it automatically expires and the home may be placed back on the market.
If someone is unable to sign using the standard method, a member of our team can help arrange an alternate signing option.

Move-In Payments
What payments are required before I move in?
To finalize your move-in, you’ll need to complete the required payments listed in your lease summary once your application is approved.
Within 48 hours of signing your lease:
1. Security Deposit or Deposit Waiver: The standard security deposit is refundable and typically equal to one month’s rent. In some locations, you may be able to choose a Deposit Waiver instead, which allows you to pay a smaller monthly amount instead of a traditional deposit.
At least 72 hours before your move-in date:
2. First Month’s Rent and Recurring Charges: Your first rent payment may be prorated depending on your move-in date. If you move in on or after the 25th, your initial payment usually includes the prorated amount plus the next month’s rent and charges.
3. Any Applicable Fees: These may include your $250 holding deposit, which was paid at application and credited toward your first month’s rent if you are approved and move in. Other fees may include a one-time new resident onboarding fee, pet fees, or other applicable charges.
All required amounts and due dates will be clearly listed in your lease summary once your application is approved.
How much is the security deposit?
For Tricon homes, the standard security deposit is equal to one month’s rent.
The exact amount will be shown in your lease.
Is the security deposit refundable?
Yes. The security deposit is refunded after move-out, minus any approved charges for unpaid rent, damages, or other amounts owed under the lease.
What is the Deposit Waiver?
In some markets, you may have the option to choose a Deposit Waiver instead of paying a traditional security deposit.
With a Deposit Waiver, you pay a non-refundable monthly fee, and no traditional security deposit is collected.

Why can’t I see my move-in costs yet?
Your move-in costs may not appear in your account until your lease is signed and your move-in date has been confirmed.
Before that, please refer to your Tricon welcome letter and lease documents for your required move-in costs, payment amounts, and due dates.
If your lease has been signed and your move-in costs are still not showing, please call Tricon at 844-874-2661 for help.
Renter’s Insurance
Do I need renter’s insurance to live in a Tricon home?
Tricon requires all residents to have renter’s insurance.
Does Tricon offer renter’s insurance coverage?
Yes. We provide an option for comprehensive, low-cost coverage to manage this insurance requirement.
For added convenience, no applications are necessary, and all Tricon residents qualify for coverage that includes $100,000 of Resident Legal Liability insurance and $10,000 of resident personal property at a low cost of $19.95 per month.
To simplify the enrollment process, residents are auto enrolled at lease signing.
Can I use my own renter’s insurance policy?
If you prefer to use your own renter’s insurance policy, you may do so at any time. Simply purchase a policy from the provider of your choice that meets Tricon’s coverage requirements and upload your declarations page to LeaseTrack for approval. Once your policy is approved, the Tricon partner insurance charge will be removed from your account.
Value-Add Services
How do I know if internet is included in my home?
High-speed internet is available in select homes, and availability varies by home. To confirm whether your home includes internet, review the home listing:
• Home Features: Look for “High-Speed Internet” in the amenities section.
• Costs & Conveniences Breakdown: The Resident Convenience Package will indicate whether internet is included.
How much does high-speed internet cost?
Homes that include high-speed internet have a $55 monthly fee, which is included in your monthly statement.
You can see this charge in the Costs & Conveniences Breakdown under the Resident Convenience Package on the home listing and in your lease details.
Do I have to use the high-speed internet provided with my home?
If your home includes high-speed internet, the service is part of the home and will be included in your monthly charges.
If you currently have service with another provider, you may choose to keep or cancel that service based on your needs. You may also be eligible for cancellation fee reimbursement, which can be requested through your Onboard resident dashboard when you create your account.
If my home doesn’t include high-speed internet, can I still add it?
Yes. If your home is eligible, you can add high-speed internet before your move-in date.
To get started, select one of the two options:
• Option 1: Click here to set up your account in advance of your move-in day.
• Option 2: Call 844-874-2661 and say “Bulk Internet.”
How do I know if a home includes a washer and dryer?
Washers and dryers are included in select homes, and availability varies by property. To confirm whether a specific home is equipped with these appliances, review the home listing:
• Home Features: Look for “Washer & Dryer” in the amenities section of the listing.
• Costs & Conveniences Breakdown: The Resident Convenience Package will also indicate whether the home includes washer & dryer.
How much do I pay for the washer and dryer package?
Homes that include a washer and dryer have a $35 monthly fee.
You can see this charge in the Costs & Conveniences Breakdown under the Resident Convenience Package on the home listing and in your lease details.
Move-In Planning
When should I schedule movers?
We recommend waiting to schedule your move until your move-in appointment has been officially confirmed by Tricon.
This helps avoid scheduling issues if your lease, required payments, utilities, or move-in appointment are still being finalized.
Does Tricon offer moving assistance?
Tricon does not provide direct moving services, and moving-related expenses are the resident’s responsibility.
However, Tricon offers exclusive resident discounts with select moving, furniture, and storage partners. You can visit our Resident Add-Ons & Upgrades page for more information.
What should I do before moving into my Tricon home?
Before your move-in date, please make sure you complete any required move-in steps listed in your move-in communications.
This may include:
• Utilities: Set up required utilities and submit any required utility confirmation forms.
• Address updates: Update your address with USPS, banks, insurance providers, health care providers, government agencies, subscriptions, and other important accounts.
• Moving plans: Schedule movers only after your move-in appointment has been confirmed by Tricon.
Are Tricon homes cleaned or repaired before move-in?
Yes. Tricon homes are prepared to be move-in ready before your lease begins. This includes professional cleaning, necessary repairs, and multiple quality-control inspections to help make sure the home is in good condition for your arrival.
Homes listed as “Coming Soon” or “Available after MM/DD/YYYY" may still be undergoing cleaning, maintenance, or preparation before move-in.
Utilities
What utilities am I responsible for?
Residents are responsible for maintaining and paying for most utilities associated with their home, including electricity, gas, water, waste management, and any optional services such as internet or cable.
Before move-in, eligible utilities must be transferred into your name. However, some services may remain in Tricon’s name and be billed back to your account, depending on the home and market.
Your lease and official Welcome Letter will clearly outline which utilities you are responsible for transferring and which services, if any, are billed through Tricon.
How do I set up utilities before move-in?
Before move-in, please review your Tricon Welcome Letter for utility setup instructions. Eligible utilities must be transferred into your name before you move in.
For eligible utilities, you’ll need to contact each utility provider and transfer service into your name. Once setup is complete, submit any required Utility Confirmation Form with your account number for each utility.
Will I pay utilities directly or through Tricon?
If a utility is transferred directly into your name, you will pay the provider according to their billing schedule and due dates.
If a utility account is not eligible to be transferred into your name, Tricon will pay the provider and bill the cost to your resident ledger. In those cases, utility charges are typically due with your rent on the 1st of each month.

Keys, Access & Community Amenities
How do I get mailbox keys or access devices for my home?
Mailbox keys are typically issued by your local post office. You can bring a copy of your lease to request a key.
If mailbox access is managed differently in your community, a member of our team can help confirm the correct process for your home.
For other access devices, such as garage remotes, gate cards, or community access fobs, Tricon will provide available access items during your move-in appointment when applicable.
If an access item is missing after move-in, please call Tricon at 844-874-2661 for help.
How do I get access to HOA amenities?
Access to HOA amenities, such as pools, spas, clubhouses, or gates, is managed by the homeowners association for your community.
When applicable, available access keys, cards, remotes, or fobs will be provided during your move-in appointment. If you need replacement access or a duplicate item, HOA fees may apply.
Some amenities may be seasonal, and approval or processing times may vary by HOA. If you have already submitted an amenity access request, Tricon will continue to follow up with the HOA and share updates as they become available.

How do I get a copy of the HOA rules?
If your Tricon home is located within an HOA, HOA rules and regulations will be provided as part of your lease or move-in materials.
