How does the renewal process work?
If eligible, about 90 days before your lease ends, you’ll receive an email from Tricon with your renewal options.
This email includes your renewal terms, pricing, and a secure link to sign your renewal electronically. In some states, you may receive this email earlier to meet local requirements.
To renew your lease:
1. Open the renewal email sent to you.
2. Review your renewal options and select the one that works best for you.
3. Follow the link to sign your renewal electronically and confirm your new term.
What is the deadline to sign my renewal?
Your renewal offer will include the deadline to sign your renewal.
If you do not make a selection by your lease expiration date, your lease may automatically roll into a month-to-month term. This option provides flexibility but typically includes a higher rental rate and an additional monthly fee.

Why did my rent increase at renewal?
We recognize the impact of rent increases and strive to keep them fair. However, from time to time, adjustments are made based on several factors, including:

What if I do not want to renew my lease?
If you do not want to renew your lease, you will need to submit a Notice to Vacate.
Notice periods vary, so please review your current lease to confirm how many days’ written notice is required. To get started, please call our team at 844-874-2661.
You may also have the option to choose a month-to-month lease if you prefer added flexibility and are eligible for renewal. Your renewal offer will outline the available options.
How do I switch to a month-to-month lease?
If you are eligible for renewal, your renewal email may include the option to choose a Flexible Plan for a month-to-month lease.
If you do not make a selection by your lease expiration date, your lease may automatically roll into a month-to-month term. This option provides flexibility but typically includes a higher rental rate and an additional monthly fee.

Why am I being charged a month-to-month fee?
A month-to-month fee may apply if your lease converts to a month-to-month term.
This typically happens when a renewal lease is not signed by the renewal deadline or when you choose a Flexible Plan for month-to-month flexibility. Month-to-month terms usually include a higher monthly rent and an additional monthly fee, which may vary by location.
Lease Changes & Transfers
Can I add a roommate to my lease?
Yes. If you would like another adult to live in the home, they must be officially added to the lease as a roommate.
To add a roommate, your household must have lived in the home for at least 6 months, your account must be in good standing, and at least one original leaseholder must remain on the lease.
The new roommate will need to complete an application, provide a valid government-issued photo ID, and pass background screening. If approved, Tricon will send a Lease Amendment electronically for all leaseholders to sign.

Can I remove someone from my lease?
In most cases, removing someone from the lease may be permitted if the remaining resident or residents have lived in the home for at least six months and the household continues to meet Tricon’s qualification standards without the exiting roommate.
A member of our team can review your account, confirm eligibility, and guide you through the next steps. If approved, a Lease Amendment will be sent electronically for all residents to sign.

Can I add or remove a pet from my lease?
Yes. You can request to add or remove a pet from your lease at any time, subject to approval, breed restrictions, and pet limits.
If your request is approved, Tricon will send a Lease Amendment through Dropbox Sign to update your lease and monthly charges.
• Adding a pet: Pet fees may apply, including a one-time, non-refundable pet fee and/or monthly pet rent, as listed in your lease or renewal offer.
• Removing a pet: Once approved, Tricon will update your lease and adjust your charges after the amendment is signed.

Can someone else take over my lease?
No. Subletting a Tricon home is not permitted.
If someone else wants to live in the home, they must be officially added to the lease as a roommate and complete the required application and screening process.
If your household situation has changed, Tricon can review your options, including adding or removing someone from the lease or discussing early lease termination if all residents need to move out before the lease ends.

Can I transfer my lease to another Tricon home?
You may be eligible to transfer to another Tricon home, subject to approval and factors such as payment history, lease compliance, and the condition of your current home.
