How can I request maintenance service?

Maintenance requests can be submitted through the Tricon Resident App or by calling 844-874-2661.

The Tricon Resident App allows you to submit work orders at any time, add photos or details about the issue, and view real-time technician updates on the day of your appointment.

Here’s how to submit a request in the Tricon Resident App:

1. Log in to the app.
2. Select "Maintenance Requests."
3. Tap "New Request," describe the issue, and attach a photo if applicable.
4. Tap "Submit" to send it to our maintenance team.

Once submitted, you can check your request’s status anytime under "Maintenance Requests."

How can I request emergency maintenance service?

To submit an emergency maintenance request, please call 855-676-1680.

Once your emergency work order is received and confirmed, we'll work to assign a technician. In most cases, a technician will be assigned within 2 hours, though timing may vary based on availability and location.

How does Tricon prioritize maintenance requests?

Every maintenance request is reviewed and prioritized based on urgency.

Requests are generally sorted into these categories:

• Emergency: Issues that affect your safety, make your home unlivable, or could cause serious damage to the home. These are started as quickly as possible.
• High Priority: Issues that interrupt daily life but are not immediate emergencies, such as major appliance failures or plumbing fixtures that are not working.
• Routine: Everyday repairs or adjustments that do not affect safety or livability. These are scheduled in the order they are received.

If you are not sure how urgent your issue is, please submit the request and describe what you are seeing. A member of our team will review and classify it.

How long does maintenance take?

Maintenance timing depends on the urgency of the issue, the type of repair, access to your home, technician availability, and whether parts or materials are needed.

Most requests follow this general pattern:

• Emergencies: A member of our team reaches out the same day, and a technician is dispatched as quickly as possible.
• High Priority: We aim to respond within 48 hours, with completion soon after.
• Routine: Standard repairs are addressed within about 3 to 5 business days, and completion depends on the work involved.

Some homes are covered by state laws that set specific repair timelines. If your state has timelines that differ from the general standards above, those timelines apply.

Why is my maintenance request taking longer than expected?

Some repairs take longer than expected because parts need to be ordered, a specialist is required, access to the home needs to be confirmed, or the repair is more complex than expected.

Examples may include HVAC work, electrical repairs, roof repairs, major water damage, or repairs that require inspection or insurance coordination.

Are outside vendors used for maintenance?

Yes. Tricon may use qualified local vendors or specialists for certain maintenance repairs.

Tricon uses trusted vendors to help increase service coverage, support timely repairs, and bring in specialized expertise when needed. Whether the work is completed by a Tricon technician or a trusted vendor, Tricon oversees the service to help ensure repairs are handled by qualified professionals.

What maintenance am I responsible for as a resident?

As a Tricon resident, you are responsible for maintaining your home in a clean, safe condition and handling certain routine upkeep and minor repairs.

This includes, but is not limited to:

• Basic upkeep: Replacing light bulbs, unclogging drains, tightening loose fixtures or screws, and using appliances in a reasonable manner
• Air filters and smoke alarms: Replacing air filters and smoke alarm batteries
• Cleanliness: Removing garbage and maintaining the home in a clean, sanitary condition
• Temperature: Maintaining a minimum indoor temperature of 50°F to help protect the home and plumbing
• Outdoor upkeep: Mowing, watering, weeding, and general yard care, unless professional landscaping service is provided for your home

Tricon covers major repairs and maintenance to essential systems, including HVAC, plumbing, electrical, roofing, and structural components.

What should I do if I’m locked out?

Tricon does not provide lockout assistance.

If you are locked out of your home, please contact a locksmith for help getting back inside.

Can I make modifications to my home?

You may not remodel, structurally change the home, or add fixtures without prior written approval from Tricon.

Some minor changes may be allowed, but the home must be returned to its original move-in condition before you move out. If you are considering a change such as adding security equipment, changing locks, installing a screen door, or painting, please contact Tricon before making the change.

Can I add cable or satellite service to my home?

Yes. You may add cable or satellite service to your home, but installation must comply with your lease, HOA rules, and any city or county requirements.

Please make sure installation does not damage the home or create a code or HOA violation.
